What USVI Realty is
USVI Realty is developing an online resource for people researching real estate and property ownership in the U.S. Virgin Islands. We publish guides to St. Thomas, St. Croix and St. John and their main towns, step-by-step guides to buying and renting, a directory of communities, public offices and local services, and the Estate finder: a map of the 416 estates the U.S. Census Bureau draws across the three islands.
The site is for anyone weighing a move, a purchase or a rental in the territory, whether you are on the islands already or reading from the mainland.
What we do not do
We are not a real estate brokerage. We do not list property for sale or rent, and we do not represent buyers, sellers, landlords or tenants. We do not give legal, tax, insurance or investment advice, and nothing on the site is an offer.
Our guides explain how things work and point you to the people who can answer for a specific property: licensed real estate professionals, attorneys, inspectors, surveyors, insurers and the territory’s public offices. You can check a real estate license with the Department of Licensing and Consumer Affairs (DLCA).
How we research
Every factual claim in a guide links to a source in the Sources list at the end of the page. We use primary sources wherever they exist: the U.S. Census Bureau, the National Park Service, the U.S. Department of the Interior, and territorial agencies such as the Office of the Lieutenant Governor, the Department of Planning and Natural Resources (DPNR) and DLCA.
When a figure can change, such as a fee, a tax rate, a fare or a schedule, we label it with the month we checked it. When we cannot confirm something from a primary source, we leave it out or tell you whom to ask.
Expert review
Guides on taxes, law, financing, insurance and investing are published only after a qualified professional has reviewed them. The reviewer’s name appears at the top of the guide.
How the directory works
Listings are free. We check each listing against the business’s own website, its license or public records, and every listing shows the date we last verified it. We check listings again at least once a year.
We do not rank, rate or endorse businesses, and the order of a list means nothing about quality. If we ever accept sponsored placements, they will be labeled as sponsored.
Photographs and maps
We use photographs published under open licenses, most of them from Wikimedia Commons, and credit each one next to the picture and on our photo and map credits page. We do not use AI-generated images of real places in the islands. Maps and the Estate finder are drawn from U.S. Census Bureau boundary data.
Corrections
If you find an error, tell us through the Contact page. We correct mistakes and update the date on the page.
