Who we are

USVI Realty publishes educational information about real estate and property ownership in the U.S. Virgin Islands at www.usvirealty.com. In this policy, “we” means USVI Realty. To contact us about your information, use the address on our Contact page.

What we collect

When you use a signup form (the Buyer’s Guide, the newsletter, or the renter and investor updates), we collect:

• your email address;
• your first name and island, if you choose to give them;
• for the renter form, the rental type and move-in timeframe you choose; for the investor form, the property interests and timeframe you choose;
• whether you agreed to receive email from us, the exact wording you agreed to, and when;
• the page you signed up on.

When you use the business form, we collect the business name, your name, your email address, the business phone, category, island, website and description, whether you confirmed that you may submit the business, and whether you also asked for our newsletter.

With every form, we also record a one-way hashed version of your internet (IP) address and your browser’s user-agent string. We use them only to block abuse, such as repeated automated submissions. We cannot turn the hash back into your IP address.

How we use it

• To send what you asked for: the Buyer’s Guide download and, if you agreed, our emails.
• To review and verify directory submissions before anything is published.
• To keep the forms free of spam and abuse.

We do not sell your personal information, and we do not share it with anyone for their own marketing.

Who processes it for us

• Cloudflare hosts the site, stores form submissions in its database service and runs Turnstile, the check that tells people from automated programs on our forms.
• HighLevel (GoHighLevel) is the email service we plan to use for our newsletters. When it is connected, the email address, first name, island and interests you gave us are shared with it so it can send the emails you asked for.
• Google Analytics, if we turn it on, measures which pages are read. It runs only as described under Cookies and analytics below.

Cookies and analytics

The site does not need cookies to work. When you use a form, Cloudflare Turnstile runs its check in your browser; Cloudflare’s own privacy policy describes what it processes.

If we use Google Analytics, it runs with Google’s consent mode. Visitors in the European Economic Area, the United Kingdom and Switzerland are asked before any analytics cookies are stored. Advertising cookies are always off. You can change your choice at any time with the Cookie settings link at the bottom of every page. Your choice is saved in your browser’s local storage.

How long we keep it

We keep signup details until you unsubscribe or ask us to delete them. We keep business submissions while we review them; for a business we list, we keep the submission as the record of permission for as long as the listing is published. The hashed IP address and user-agent string are kept with the submission they came with.

Your choices

• Every email from us has an unsubscribe link.
• You can ask what information we hold about you, ask us to correct it, or ask us to delete it, by writing to the address on our Contact page.

Children

The site is not directed to children under 13, and we do not knowingly collect their information.

Changes to this policy

When we change this policy, we update the date at the top of the page. If a change affects how we use information you have already given us, we will tell subscribers by email.
