Coakley Bay Condominiums

Coakley Bay is a community of 100 condominiums on the East End of St. Croix, outside Christiansted, run by the Coakley Bay Condominium Association. Its website describes a swimming pool, a beach directly below the property, automatic backup power, property-wide Wi-Fi, laundry facilities, storage areas for rent and its own water supply and treatment systems, with a full-time office and staff. Units have two or three bedrooms. The association posts its declarations, bylaws, rules and rental procedures online. Short-term rentals are allowed with a five-night minimum, and owners who rent must register with the association each year, carry HO-6 insurance and hold a DLCA rental license. Buyers should read the current rules, confirm the common fees and the insurance reserve contribution due at closing, and ask the closing attorney about the waiver of the association's right of first refusal.
