The Grapetree area is a residential district on the far East End of St. Croix covered by the Grapetree Area Property Owners' Association (GAPOA). Formed in 1986 and run by volunteers, the association represents more than 300 plots across five estates: North Slob, North Grapetree Bay, South Slob, South Grapetree Bay and Turner Hole. It maintains more than seven miles of private roads, and the estates have about four miles of coastal frontage on both shores, next to Point Udall, Cramer Park and the East End Marine Park. Covenants revised in January 2026 allow one single-family home of up to two stories per plot, plus one guest house or apartment of up to two bedrooms, and set a 1,250 square foot minimum for the main house. Owners may rent the main house, apartment or guest house. Buyers should read the covenants and bylaws and confirm the annual assessment is paid.

Association and fees: The Grapetree Area Property Owners' Association, Inc. is a Virgin Islands non-profit managed by volunteer, member-elected officers and directors; a new board was appointed on January 17, 2026 (gapoastx@gmail.com; PO Box 24875, Gallows Bay Station, Christiansted, VI 00824). The annual assessment funds upkeep of the private roads and cannot rise without a two-thirds vote of the members. The website gives it as $400 per plot, due by the annual meeting on the third Saturday in January, with a $50 late fee after March 31. The covenants require 20-foot setbacks (10 feet in R-3 zones), bar duplexes and the re-subdivision of plots of two acres or less, limit night noise to 75 dBA from 11:00 p.m. to 7:00 a.m., and give owners easements over the private roads and to beaches within the estates.
Pets: The amended covenants dated January 17, 2026 allow no animals on any plot other than domesticated pets normally kept in residential buildings.
