Regatta Point Villas is a gated condominium community on Coculus Point, a 12-acre peninsula on Bolongo Bay on the south side of St. Thomas. The owners association describes 75 individually owned units in nine garden-style buildings set around a central garden, with studio, one-bedroom, two-bedroom and two-bedroom loft layouts. Owners and rental guests can use three pools, and courts for tennis, pickleball and basketball were added in 2019. A clubhouse called the Ambassador's Club, with a fitness room and rooftop patio, is reserved for owners. The website also lists a fenced perimeter, a backup generator installed in 2015 and live-in management. The association does not handle sales or rentals. Short-term rentals, meaning stays of less than a month, carry a five-day minimum and require a DLCA license, and renters may not bring pets. Buyers should review the declaration, bylaws, fine schedule and monthly condo fee.
