Coldwell Banker St. Croix Realty

Coldwell Banker St. Croix Realty, a trade name of Lightbourn USVI LLC, offers property management for long-term and vacation rentals from its office at 5030 Anchor Way in Christiansted. For long-term rentals, its website describes marketing through the MLS, rental sites and social media, tenant screening with background, credit, rental history and income checks, lease drafting, move-in and move-out coordination, and an online owner portal with financial reports. For vacation rentals, it lists homes on VRBO, Airbnb and its own website, handles inquiries, reservations and guest contact, oversees cleaning, routine maintenance and emergency repairs, and sends owners statements and occupancy reports. Repairs go through licensed local vendors, and a property manager can also pay bills for the owner. The page does not cover the hotel room tax, inspections or storm preparation, so ask how those are handled and what the management fee includes.
