What does mid-island cover?
This guide uses the Census Bureau’s Sion Farm subdistrict, about 9.4 square miles, as the closest official match for the middle of St. Croix. Census boundary data show it running from the north coast at Estate La Grande Princesse and Estate Golden Rock, west of Christiansted, south through Sion Hill and Sion Farm to Strawberry Hill and Diamond East.
The U.S. Geological Survey’s place-name database lists Sion Farm, Sion Hill and La Reine as populated places inside it. Nearby Sunny Isle and Kingshill fall in the Southcentral subdistrict.
The house pictured on this page is the Sion Farm great house, in an undated photograph from the Historic American Buildings Survey, which lists it in the Centerline Road vicinity. The survey describes an eighteenth-century structure with a typical plan but without the customary galleries, altered over time but with its original character preserved.
Who lives here?
The 2020 Census counted 10,332 residents, the most of St. Croix’s nine subdistricts and about a quarter of the island. That was down 20.5 percent from 13,003 in 2010, while housing units barely changed, at 6,672, down 0.9 percent. No other subdistrict has as many homes.
Of the occupied homes, 56.5 percent were owner-occupied and 43.5 percent rented, close to the island-wide split. Of all units, 29.3 percent were vacant on Census Day, and 7.9 percent were held for seasonal, recreational or occasional use.
Census boundary data place these estates in the subdistrict, among others:

What kind of housing is there?
Most of St. Croix’s homes in large apartment buildings are here. Of the island’s 605 units in buildings of 20 or more, 438 were in this subdistrict in 2020. Overall, 48.0 percent of units were detached single-family homes, against 57.0 percent island-wide, and 36.5 percent were in buildings with two or more units. More of the homes standing in 2020 were built in the 1960s, 1,782, than in any other decade.
On the subdistrict’s north coast, west of Christiansted, are several communities on our site:
- Pelican Cove, 47 units at Estate La Grande Princesse.
- Club St. Croix, 54 units on the eastern edge of Princess Beach at Estate Golden Rock, about a mile west of Christiansted, its association says.
- Colony Cove, 60 beachfront units at Estate Golden Rock.
- Estates of Judith’s Fancy, a gated community that also appears in our north shore guide.
Estimate as of October 2026. In the 2020 Census the median value of owner-occupied homes in the Sion Farm subdistrict was $261,908 and the median gross rent was $884 a month, against $247,090 and $822 island-wide. These are 2020 figures, not current prices or asking rents.
Getting around and nearby services
In 2020, 12.5 percent of the subdistrict’s households had no vehicle.
Estimate as of October 2026. The Department of Public Works’ route list, checked in October 2026, shows VITRAN route 302 between the La Reine Terminal and Tide Village, route 502 between Sunshine Mall and the La Reine Terminal, and routes 27-103 and 28-103 between Christiansted and Frederiksted.
Gov. Juan F. Luis Hospital and Medical Center gives its address as 4007 Estate Diamond Ruby, Christiansted. The Tax Collector’s Sunny Isle office is one of two on St. Croix that take tax clearance letter requests. Our directory lists healthcare, schools, banks, government offices and vehicle registration.
What to check before you buy or rent
- Water and sewer. In 2020, 42.3 percent of units reported a public water system and 69.8 percent a cistern, and 42.5 percent were on public sewer. Ask which the home uses.
- Building age and storms. The National Hurricane Center reported the complete destruction of many wooden houses on St. Croix in Hurricane Maria in 2017. For an older building, ask about the roof, wiring and permitted repairs.
- Association documents. In an apartment or condo building, read the rules, budget and insurance before you commit.
- Flood and coast. Check the FEMA flood map service, which the territory’s insurance regulator points to for judging flood risk. On the beach at Golden Rock or La Grande Princesse, ask DPNR whether the property is in Tier 1, the coastal zone.
